Pohjola Property Management Ltd and Newsec Asset Management Ltd have signed a cooporation agreement on May 5th 2012.
According to the agreement, Newsec is responsible for the property management and lease administration of Pohjola’s properties in Finland

The transaction was signed on the 4th of May 2012. The property, located in the address Vironkatu 1, contains approximately 3,400 sqm of floor area and has been built in several phases during years 1850-1905. The building is fully leased to the University of Helsinki until the end of 2012. Westpro will develop high-quality residential apartments to the property. Newsec Advice Oy acted as seller’s advisor in the transaction.

Veritas Pension Insurance and Lujatalo Oy have on September the 27th signed a sale and purchase agreement of Sola Business Valley-office building currently under construction in Leppävaara, Espoo. The ownership of the property will be transferred to Veritas Pension Insurance when the building is completed in spring 2013. Lettable area of the building will be approximately 16.600 sqm.

Papyrus has on 30.5.2011 divested its warehouse and office property in Vantaa, Finland to SaKa Hallikiinteistöt Oy. Simultaneous to the transaction the parties entered into a lease agreement for the property. The property has a leasable area of 8,900 m2, the transaction price was 6.9 m€.

Commercial property market recovering cautiously.
The decline of commercial property prices seems to have slowed down during early spring. The yield required by investors for office properties in Helsinki CBD appears to have stabilised at approximately 6 %. On the other hand, office rents especially in Helsinki area suffer from the effects of oversupply during the past few years and the forecast of weakening employment in the 12 months to come.Newsec Property Outlook Spring 2010

Nurminen Logistics sold its logistics properties to Ilmarinen as part of financing arrangement. Nurminen Logistics Plc has sold its properties in Kotka, Luumäki, Vainikkala, Niirala and Jyväskylä to Ilmarinen Mutual Pension Insurance Company. The selling price is approximately EUR 15 million. Nurminen Logistics Plc continues its operations as a leaseholder in the above mentioned properties on a ten-year lease agreement. Nurminen Logistics Plc has committed to repurchase the properties from Ilmarinen after the term of lease agreement.

Newsec Advice Oy acted as a commercial advisor to Finnair Group's Finnair Facilities Management Oy in an arrangement where four strategic properties located in the area of Helsinki-Vantaa Airport were sold to NV Property Fund I Ky, and leased back on long-term lease agreements. The sales price is 77 million euro.

Ilmarinen and Harry Harkimo have agreed financing co-operation for a residential development project Sipoonranta. Sipoonranta will be a new seaside residential area in Sipoo with own marina and abundant other amenities.
