What is the difference between an AKA valuation report and a lighter opinion of value?

An AKA valuation report is a document that meets, for example, lender requirements and involves specific reporting, format and due diligence obligations. An opinion of value is a more informal and lighter report suitable, for example, for internal decision-making.

What does an AKA valuer mean?

AKA is an authorisation granted by the Finland Chamber of Commerce, verifying the valuer’s expertise and commitment to professional standards.

How does the yield requirement affect the valuation?

The yield requirement is a key factor in determining the value of a property if an income approach is used in the valuation. The lower the yield requirement, the lower the risk investors perceive in the asset and the higher the value of the property. Conversely, the higher the yield requirement, the higher the perceived risk and the lower the market value.
